Pre-War Co-Op Renovation In Greenwich Village | 61 West 9th Street

About This Renovation

For our clients at 61 West 9th Street, what began as a desire to refresh the kitchen and flooring of their Manhattan pied-à-terre evolved into a comprehensive renovation that touched nearly every room. Our goal? Modernize the apartment while honoring the bones, introducing refined materials, improved functionality, and a cohesive mid-century modern aesthetic throughout.

Scope Of Work

The renovation focused on new flooring throughout, a fully updated kitchen, custom millwork including radiator covers and living room built-ins, an electrical upgrade, fireplace updates, new light fixtures, and the addition of HVAC.

Complete Kitchen Refresh

Though compact in its galley configuration, the kitchen received a full renovation featuring updated cabinetry, millwork, and stone surfaces. A standout material choice — Chantilly Quartzite, sourced from Ciot in a polished finish — was introduced at the fireplace and carried through the kitchen, creating a sense of material continuity that ties the apartment together. Underfoot, 24"x24" Kado Sand Cement porcelain tile in a natural finish and staggered pattern grounds the space, finished with a Bostik Mobe Pearl grout and a stainless Schluter termination edge.

Cabinetry is by Miralis Tribeca in an S-634 Collingwood exterior finish with maple interiors and clear glass upper cabinets with finished interiors — a refined, modern palette that keeps the compact kitchen feeling airy and intentional. Matching Edgecliff 12" appliance pulls and cabinet hardware carry the detailing consistently throughout.

Appliances were selected for both performance and aesthetic cohesion, including a Jennair 30" gas cooktop with five sealed burners, a Jennair Rise 30" single wall oven, and a Miele 30" panel-ready smart refrigerator. A Rohl Lux single-hole kitchen faucet and Delta Lorelai 23" workstation sink round out the package.

The adjacent dining area is anchored by a Sean Lavin Belterra Chandelier (the centerpiece of one of our most popular Instagram videos), complemented by existing wall sconces that were retained and integrated into the updated scheme.

Living Room & Millwork

The living room serves as the heart of the apartment and its most design-forward space. A structural challenge presented itself in the form of an off-centered window — the result of existing beams — which required a creative millwork solution to restore visual symmetry. On one side, existing columns were clad in paneling; on the other, open recessed shelving was built out to mirror the composition. The interiors of the shelves were painted in a deep gray-navy tone to echo the fireplace surround, lending depth and intentionality to the space.

The fireplace itself is clad in Explosion Blue Quartzite, a dramatic, veined stone that anchors the room and informs the deep navy tones carried throughout the millwork and shelving. See close-up video of the fireplace via our IG.

Knurled hardware from REVILL adds a tactile, mid-century-appropriate detail to the built-ins, while a pair of Anteriors Julius 2 wall sconces provide layered ambient lighting.

The millwork color was carefully matched to the flooring finish, which is a detail that required close coordination but ultimately delivers a seamlessly unified palette across surfaces.

Fresh Flooring Throughout

New hardwood flooring was installed throughout the entry, living, dining, and bedrooms. Havwoods Presto 1-Strip Plank in the Platinum color group (a 4¾"-wide lacquered plank in lengths ranging from 31½" to 55⅛") brings warmth and continuity to every room. The floor finish was deliberately matched to the millwork color, creating a cohesive, considered feel from surface to surface. The window sills also use the elevated Explosion Blue Quartzite, subtly echoing the living room fireplace and tying the material story together. View video of the sills on IG.

Additional Highlights

  • New HVAC: Comfort was a priority from the start. A fully integrated HVAC system was introduced as part of the renovation, replacing an outdated setup and delivering consistent climate control throughout the apartment — a meaningful upgrade for a space used as a primary city residence. See why custom HVAC are a must in pre-war renovations in NYC.
  • Fancy The Foyer: First impressions matter. The entry is finished with Zendo wallpaper by Harlequin in Graphite (Ref. 112171) — a bold, graphic pattern from the Momentum Wallcoverings Volume 6 collection that immediately signals the apartment's design intent. It sets a confident, considered tone before a single room has been seen.
  • Landmark Building Requirements: As with many pre-war buildings in Greenwich Village, this project required careful coordination with building management to ensure all work met the requirements of the co-op board and the building's landmark status. Gallery managed this process from start to finish, keeping the project on track while maintaining full compliance throughout construction. Learn more about LPC requirements in NYC renovations.
  • Electrical Upgrade & Rewiring: A comprehensive electrical upgrade was completed as part of the renovation, bringing the apartment's systems up to current code. The rewire supported the new HVAC, updated lighting, and modern appliances, making sure the apartment's infrastructure is as refined as its finishes. For more details, read The Essential Guide to Electrical Updates in NYC Apartment Renovations.
  • Skim Coating & Paint Throughout: Every wall and ceiling in the apartment was skim coated and freshly painted, providing a clean, smooth canvas that ties the entire renovation together.

Our success stories

Forget about any horror story you have heard about contractors. Stop right here. This is the design-build contractor you want to HIRE. It was a breeze working with Gallery on our apartment combination project. We looked at quiet a few design-build companies and chose Gallery because of the great communication and the fact that they were able to manage material purchasing and product selection for us. They were honest, took responsibility and pride in their work.”

Gallery KBNY has been absolutely amazing with my renovation. As a complete newbie, I was expecting a stressful process, but they made everything incredibly smooth—and I learned so much along the way. They’re truly a concierge-level service that genuinely cares about both their clients and the quality of their work. I know I couldn’t have chosen a better team. Colin, Morgan, and Leo were fantastic with logistics; Kate is a brilliant designer; and Alex was, hands down, one of the most responsive and professional contacts I’ve ever worked with. The entire experience was marked by ease, efficiency, quality, and grace. 10/10 recommend!

We used Gallery KBNY to re-design our kitchen and other rooms. Avi Zikry's design was amazing. His vision enabled us to create a whole new look and a better functioning space. That was a year ago, and we are very happy with the results. I highly recommend him. View full renovation: https://www.gallerykbny.com/our-work/manhattan-apartment-renovation-91-central-park-west

We loved working with Avi and the whole team at Gallery Kitchen and Bath. From our very first meeting, we felt like we were in great hands. Avi is so responsive—always available, quick to come up with solutions, and he and his team helped us pivot whenever needed without losing momentum. Renovating in NYC is complicated, but they handled all the logistics seamlessly and made the process so much less stressful. They do everything—design, architectural work, and managing every detail and skilled trade needed for a full gut renovation of our loft apartment —so we never had to worry. They are in full control of their workers, which allows them to stay on track and adapt quickly. They were creative and helpful when we needed to pivot on design unexpectedly. We felt like we had true partners that genuinely cared about our project and our well being! The finished space truly exceeds our expectations—we are so proud of our beautiful new home. It’s hard to put into words how positive our experience was overall. We would not hesitate for a moment to recommend Avi and the entire team at Gallery. They will be our very first call if we ever need to renovate again in the future… and you should call right now if you’re considering a renovation! I enthusiastically recommend Gallery, who did a superb job renovating our once decrepit 2-bedroom apartment in Brooklyn Heights. The project involved a full kitchen and bathroom renovation, as well as new electrical, refinished floors, new doors, new baseboards, and some rearranged bedroom closets. What is more, when I have them the wrong paint color for my daughter’s bedroom, and the team started to paint that color, they got the paint I wanted and corrected the “mistake” (which has actually been my mistake) and didn’t charge me for that either. I’d choose them again 100 times over and definitely recommend them to anyone considering a similar project.

We interviewed about 8 different companies before hiring a contractor for our apartment renovations. Although Gallery was not the cheapest option, we chose them based on their upfront billing format, high client reviews, and depth of knowledge. We loved how it was a “one stop shop” and were paying one bill, up front. Everything was very transparent and we could not be happier with the results! Our apartment looks exactly how we imagined. Thank you!!
