When our clients approached us to renovate their previously-combined co-op in Yorkville, their goals centered on function, clean lines, and a sense of calm throughout. With a scope that included a full kitchen overhaul, two bathroom renovations, reworked closet space, and layered LED lighting details, the result is a thoughtfully modern home that balances daily practicality with a quiet, personalized design that holds up well over time.
The focal point of our renovation at 250 East 87th was certainly the clean, minimalist kitchen design. While planning initially aimed for a fully open kitchen, the layout was strategically adapted to accommodate an existing four-foot structural wall. Rather than disrupt the design, the wall was seamlessly wrapped in the same cabinetry finish, maintaining visual consistency and style. With a modern design in aim, we leaned into Scandinavian influence, emphasizing material cohesion and modern simplicity - accentuated with Porcelanosa X-Tone Aged Clay Nature stone for the countertop and backsplash.
To add a functional exclamation point to the space, we implemented custom LED lighting details—such as toe-kick illumination at the front and back of the kitchen. With a faucet from Hansgrohe Aquno, sink from Kohler and a restrained material palette overall, the final result is a streamlined, thoughtfully executed kitchen that feels both contemporary and calm.

To expand the primary bathroom and create a more spa-like layout, we reconfigured an adjacent closet—carefully working around an inconveniently-placed Verizon building riser to incorporate a functional water closet with a wall-hung TOTO toilet and integrated bidet. The adjusted space features a distinct blend of wood-effect Porcelanosa Ice Nebraska Tea tiles, delivering a textured, organic aesthetic. High-quality fixtures from Grohe and Kohler complement the design, while an Anatoli Yellow polished quartz stone adds warmth and texture to the palette. The final product is a personalized retreat that balances function with calm, curated design.
The secondary bath also leans into spa-like simplicity, highlighted by Liston Hannover Bone Topo tiles offering a soft concrete look for added warmth and texture. A floating Chiara vanity and wall-to-wall LED niche offer clean, modern lines, while Kohler fixtures and Caesarstone Organic White quartz keep the overall palette crisp. The result is a calm, functional, and thoughtfully refined space that feels more like a getaway than a bathroom.
