466 Washington is a former vegetable factory built in 1883 and one of the original residential loft buildings in Tribeca. The building was eventually converted into boutique lofts in the 20s, becoming one of the area’s earliest co-ops. When our client - a young family with a newborn - purchased a unit in 2020, the space was very rustic and hadn’t been renovated in 20-30 years. That’s where Gallery comes in. Our goal was to revitalize the pre-war loft inside and out, creating an enhanced, modern living area our clients could settle into with ease.
Although the space required plenty of love to meet the client’s desired look, we ultimately had to find a design balance that didn’t deviate too far from the traditional loft look that makes the space unique and still felt modern in practice. To accommodate, we restored the large wooden beams throughout the space, cleaning and varnishing them to provide an added pop when contrasted against the lighter tones from the Leonia white oak floors and repainted taupe-colored walls. The result is a balance that feels both comfortable and contemporary.
Since the original, 80s-inspired kitchen didn’t exactly meet design goals, we reconfigured the floorplan to open up the cooking area and create a more functional layout. By moving the refrigerator and adding an island with inset-seating, we were able to expand the footprint and provide our clients with a more modern, statement kitchen. Both the island countertop and kitchen backsplash are made from matching Glem White marble for added allure.
One specific request from the client was the addition of a den. To accomplish the added living area, we separated the main room, carving out two unique spaces. Then we framed the new spaces further by reconfiguring the loft entrance. This allowed us to create more of a reveal from an entrance perspective so upon walking the full open space is not immediately visible.
For the focal point in the den we created a custom white oak entertainment center with built-in bookcases that were designed around a custom concrete-casted fireplace with a hearth box. We also reconfigured the lighting throughout the area to accommodate the adjusted footprint.
When our clients originally moved into their loft they didn’t intend to add sound-proofing. However, after living in the unit for three months amidst the planning phase of their renovation with Gallery, they quickly realized the building's ambiance was a bit louder than preferred. Although we typically avoid change orders mid-renovation, the timing worked out ideally and we were able to adjust the renovation to include acoustic insulation to soundproof the ceiling and significantly reduce noise throughout the loft.
