On a recent gut renovation in a pre-war co-op on the Upper West Side, the plan called for the primary bathroom to trade places with a walk-in closet across the apartment. On paper, the move made perfect sense. The closet sat beside the bedroom, the existing bathroom interrupted the best wall in the living room, and the swap would have given the owners a suite worthy of the apartment's bones. Then we opened a probe, traced the waste line, and found the real decision maker: four inches of cast iron, pitched precisely toward a stack serving a dozen other apartments.
Similar conversations happen early in nearly every significant renovation we take on in Manhattan. An owner imagines the apartment as a blank canvas. The building has other ideas, and the building's ideas are written in pipe. Understanding why waste lines stay put, where the genuine exceptions live, and what a disciplined probe reveals before demolition is the difference between a design that gets built and a design that gets redrawn in month three.

Every kitchen and bathroom in a Manhattan apartment building connects to vertical waste and vent stacks that run the full height of the building. Imagine the building as a tree, where fixtures are branches and the stack is the trunk. The trunk belongs to everyone. When you relocate a sink or a toilet, you are proposing to grow a new branch, and that branch must still reach the trunk while obeying the physics of drainage.
Waste lines work by gravity alone. They require consistent pitch, which is typically a quarter inch of drop per foot of horizontal run, and they will not bend or turn freely the way supply lines can. Supply water moves under pressure and goes wherever you route it. Waste moves only downhill, in straight and predictable runs, toward a stack whose location was fixed when the building was poured. The honest answer to 'can we move the bathroom' is that the waste line is tied into a building-wide system, and that system was engineered as a whole. Most boards will not entertain work in a downstairs neighbor's apartment to serve an upstairs layout preference, and most alteration agreements are written to prevent exactly that.
There is also the matter of what the pipe must pass through. In concrete slab construction, the waste line cannot simply be adjusted within the floor. The slab is structural. Ground and first-floor apartments sit closest to the building's main horizontal connections, and in many buildings there is accessible space below the slab: a cellar, a crawl space, mechanical rooms. That access means new waste runs can be routed below your floor rather than through a neighbor's ceiling, and proximity to the house drain means pitch is easier to achieve. Top-floor and penthouse apartments hold the opposite advantage. Above the highest fixture connection, the stack's job changes from carrying waste to carrying air, and in some buildings a top-floor unit can reroute into vent stacks in ways no mid-building apartment could. The unit at the head of the system has no neighbors above sending waste down through it, which removes an entire category of constraint.
Drainage performance depends on a system most owners have never thought about: venting. Every fixture needs air behind the water. Without proper ventilation, draining waste becomes a vacuum, and the system fights itself.
The clearest demonstration sits in your refrigerator. Turn a full can of soda straight upside down and it glugs, sputters, and bubbles, because liquid and air are wrestling through a single opening. Punch a second hole in the bottom of the can and the same liquid pours out in a smooth, silent stream. The second hole is a vent. Your plumbing works the same way. This matters for relocation because moving a fixture requires re-venting, and vent piping has length limits and routing rules of its own. It would be easy to assume that if waste lines cannot move, nothing behind the walls can. Not true. Most of what serves your apartment is far more flexible, and knowing which systems route freely is what really opens up a layout.
Water and gas lines are pressurized, so they travel along whatever path they are routed through. That freedom from gravity is what makes them relocatable within a renovation, and it’s why a kitchen or bathroom can often shift in ways a waste connection never could.
Relocatable still carries requirements. Every line slated for rerouting or removal is first verified as active (this is because Manhattan walls hold decades of abandoned piping left behind by prior alterations). A line that looks like a constraint in the probe photos can turn out to be dead, and a dead line can often be removed entirely, returning that space to the design.

We check ceiling conditions and beam locations early, because beams dictate where pipe can and cannot cross. We approach columns with particular care, especially steel columns, which carry fireproofing enclosures that must be maintained and which have ended more than one floor plan that looked clean on paper.
Long before a probe opens anything, an experienced eye reads the building's history from its surfaces. The common tells:
