In a Manhattan co-op or condo, whether a bathroom can move comes down to the waste line, the venting, and the apartment's floor position, and a disciplined probe reveals those answers early enough to design around them from the start.

[#1]Your Apartment Is A Branch On A Tree[#1]

Every kitchen and bathroom in a Manhattan apartment building connects to vertical waste and vent stacks that run the full height of the building. Imagine the building as a tree, where fixtures are branches and the stack is the trunk. The trunk belongs to everyone. When you relocate a sink or a toilet, you are proposing to grow a new branch, and that branch must still reach the trunk while obeying the physics of drainage.

Waste lines work by gravity alone. They require consistent pitch, which is typically a quarter inch of drop per foot of horizontal run, and they will not bend or turn freely the way supply lines can. Supply water moves under pressure and goes wherever you route it. Waste moves only downhill, in straight and predictable runs, toward a stack whose location was fixed when the building was poured. This is why a bathroom can often shift two feet along an existing wet wall while a move across the apartment is a different story altogether.

A useful rule of thumb when evaluating a floor plan is that supply lines answer to you, waste lines answer to the building. If a proposed layout keeps fixtures within reach of the existing stack at proper pitch, it is probably achievable. If it asks waste to travel a long horizontal distance or turn repeatedly, the building will collect its toll in floor buildup, ceiling work, or both.

[#2]Why Waste Lines Resist Relocation[#2]

The honest answer to 'can we move the bathroom' is that the waste line is tied into a building-wide system, and that system was engineered as a whole. Rerouting a branch affects pitch, affects the stack capacity, and in many buildings affects the neighbor's ceiling below you, which is where your new horizontal run would need to live. Most boards will not entertain work in a downstairs neighbor's apartment to serve an upstairs layout preference, and most alteration agreements are written to prevent exactly that.

There is also the matter of what the pipe must pass through. In concrete slab construction, the waste line cannot simply be adjusted within the floor. The slab is structural. Cutting channels through it invites engineering review, load letters, and in many buildings a hard no. The workable alternative is building the floor above the slab to create the slope the new run requires, which carries its own consequences we’ll discuss shortly.

[#3]The Two Exceptions: Ground Floors and Penthouses[#3]

Floor position changes the answer, and this is the nuance most renovation content skips. Two situations open real flexibility: 

Ground Floor

Ground and first-floor apartments sit closest to the building's main horizontal connections, and in many buildings there is accessible space below the slab: a cellar, a crawl space, mechanical rooms. That access means new waste runs can be routed below your floor rather than through a neighbor's ceiling, and proximity to the house drain means pitch is easier to achieve. We have actually relocated full bathrooms on first floors that would have been unbuildable six stories up.

Penthouses

Top-floor and penthouse apartments hold the opposite advantage. Above the highest fixture connection, the stack's job changes from carrying waste to carrying air, and in some buildings a top-floor unit can reroute into vent stacks in ways no mid-building apartment could. The unit at the head of the system has no neighbors above sending waste down through it, which removes an entire category of constraint.

[#4]Venting: The Soda Can Hidden in Your Walls[#4]

Drainage performance depends on a system most owners have never thought about: venting. Every fixture needs air behind the water. Without proper ventilation, draining waste becomes a vacuum, and the system fights itself.

The clearest demonstration sits in your refrigerator. Turn a full can of soda straight upside down and it glugs, sputters, and bubbles, because liquid and air are wrestling through a single opening. Punch a second hole in the bottom of the can and the same liquid pours out in a smooth, silent stream. The second hole is a vent. Your plumbing works the same way. Properly vented fixtures drain quickly and quietly. Poorly vented fixtures gurgle, drain slowly, siphon water out of traps, and clog far more often.

This matters for relocation because moving a fixture requires re-venting, and vent piping has length limits and routing rules of its own. A new bathroom location that can technically reach the waste stack may still fail because there is no legal path for the vent. Without thorough preparation and due diligence from your contractor, waste and vent stacks can be easily missed during early probing, which is how a design gap discovered in week two surfaces as a redesign in month four.

Pro Note
If an existing bathroom in your apartment already gurgles after the sink drains or bubbles when the toilet flushes, that is venting telling you something. Flag that during design. A gut renovation is the one moment when correcting a marginal vent costs almost nothing extra, because the walls are already open.

[#5]What Can Move: Water, Gas, and the Electrical Riser[#5]

It would be easy to assume that if waste lines cannot move, nothing behind the walls can. Not true. Most of what serves your apartment is far more flexible, and knowing which systems route freely is what really opens up a layout.

Why Water And Gas Lines Can Move

Water and gas lines are pressurized, so they travel along whatever path they are routed through. That freedom from gravity is what makes them relocatable within a renovation, and it’s why a kitchen or bathroom can often shift in ways a waste connection never could.

What’s Required To Re-Route Or Remove A Line?

Relocatable still carries requirements. Every line slated for rerouting or removal is first verified as active (this is because Manhattan walls hold decades of abandoned piping left behind by prior alterations). A line that looks like a constraint in the probe photos can turn out to be dead, and a dead line can often be removed entirely, returning that space to the design.

The work also depends on close coordination between the plumber and the building. Rerouting a pressurized line means shutting down risers that serve other apartments, and buildings control those shutdown windows tightly. 

Electrical Risers and Branch Lines

Electrical systems divide along one firm boundary. 

  • Vertical risers carry power up through the building to the apartments above, and they are generally fixed in place. Relocating one can take multiple apartments offline for most of a working day. We’ve seen a scope that would have left nine units without power for roughly ten hours - which is the kind of request a building simply declines.
  • Horizontal runs inside your own apartment are branch lines, and those route with real flexibility once the panel and riser locations are respected.

Ask your contractor to map active versus abandoned lines during probes, before the design is finalized. Dead piping discovered early is an opportunity, since removal can free wall and ceiling space the layout needs. Dead piping discovered during demolition is a change order. [#6]How We Probe, And Why Early Probes Miss Stacks[#6]

One uncomfortable truth about Manhattan buildings is that the people who run them often have incomplete knowledge of what’s inside. This is no fault of their own, as buildings change hands, supers retire, and decades of alterations go undocumented. For those reasons, we treat every set of building drawings as a starting hypothesis and assume documentation gaps exist until probes prove otherwise.

Probing strategically means choosing locations that retire the most risk per hole. We prefer central areas of the apartment, where the evidence of how the building was assembled tends to concentrate. We check ceiling conditions and beam locations early, because beams dictate where pipe can and cannot cross. We approach columns with particular care, especially steel columns, which carry fireproofing enclosures that must be maintained and which have ended more than one floor plan that looked clean on paper.

[#7]Reading A Building's Tells[#7]

Long before a probe opens anything, an experienced eye reads the building's history from its surfaces. The common tells:

  • A blocked or bricked-over window often marks a shaft or riser added after the building went up.
  • A kitchen or bathroom beside an unexpected space usually means a stack was extended or relocated in a prior alteration.
  • One apartment that breaks a run of identical floor plans points to concealed infrastructure or undocumented work.

None of these is proof. Each is an instruction about where to probe. An apartment showing several of them deserves a deeper investigation budget, and the buyer who learns this before the offer is final can negotiate from a position of strength.

[#8]Concrete Slabs, Floor Buildups, and What Pitch Really Costs[#8]

When a relocation is achievable, the geometry still has to be paid for. A new waste run needs its quarter inch per foot, and in slab construction that slope lives above the structural floor. The result is a floor buildup: a raised zone, sometimes an inch, sometimes several, depending on the length of the run.

A buildup ripples outward, and a few factors decide how much it complicates the rest of the work:

  • Transitions and thresholds between the new bathroom and adjacent rooms, which have to be resolved so the change in elevation reads as intentional.
  • Door heights, existing radiators, and millwork, all of which now meet a new floor line.
  • Ceiling height, which decides how visible the buildup is. Generous ceilings absorb it; at eight feet, every inch is a negotiation.
  • Engineering review, since any work touching the slab, even minor penetrations, typically triggers the dual engineer-and-architect review many buildings require, along with load letters confirming the structure accepts the change.

An apartment combination in NYC takes every constraint already in play and doubles it. Two sets of stacks, two electrical services, and a shared wall or ceiling whose contents appear in neither unit's alteration history.

Combinations also force a rethink of how the home is entered. Two front doors rarely resolve into one gracefully on their own, and in some buildings the right answer involves purchasing additional hallway space from the building to create a proper entry sequence.
