NYC Neighborhood Spotlight: Our Favorite Upper East Side Renovations

Classic charm meets contemporary elegance in these Upper East Side renovations from our portfolio.

TABLE OF CONTENTS

With Central Park for a backyard and world-class museums for neighbors, the Upper East Side rewards anyone who looks up. Its blocks hold an extraordinary range of architecture, from Beaux-Arts limestone to glass towers, all within a cultural hub that stays remarkably walkable.

About Gallery KBNY

Gallery KBNY is an award-winning, full-service design-build firm specializing in the architecture, interior design, and renovation of apartments, co-ops, condominiums, townhomes, and lofts across Manhattan and Brooklyn. Our integrated team of architects, designers, contractors, and project managers — with a founding partner involved in every project — manages every phase from board approvals and DOB permitting through design and construction. Because architecture, design, permitting, and construction are coordinated under one roof, the process remains streamlined, accountable, and transparent from start to finish. Our work has been recognized by Forbes, The New York Times, Architectural Digest, and Inc., and we have received Houzz Best of Design & Service seven consecutive years, along with 100+ five-star client reviews.

As a leading design-build general contractor in Manhattan, our work centers on elevating these residences in the direction each client sets. That might mean tailoring a modern Fifth Avenue high-rise to an adventurous owner’s taste, or honoring the history of a pre-war Beaux-Arts co-op overlooking Central Park.

The Upper East Side, Enclave By Enclave The neighborhood reads as one address, yet each pocket carries its own architecture and its own renovation rhythm.
Enclave Architectural Character Renovation Consideration
Fifth Avenue & Museum Mile Beaux-Arts and Italian Renaissance co-ops facing Central Park, much of it within the Upper East Side Historic District Landmarks review often applies to windows and any facade-facing work
Lenox Hill Grand limestone and pre-war co-ops through the 60s and 70s, with Park and Madison addresses White-glove boards with detailed alteration agreements set the pace
Carnegie Hill Quiet, lower-rise blocks near the reservoir, largely landmarked Historic-district approvals run in parallel with board review
Yorkville A mix of post-war co-ops, newer condos, and townhouses toward the East River Fewer landmark constraints leave more room for scope flexibility
East End & Gracie Square A discreet riverfront enclave of prestigious co-ops beside Gracie Mansion Selective boards and tightly held work windows reward early planning
Boundaries are approximate and overlap at the edges. Building-specific rules always govern a given project.

Across every Upper East Side project, Gallery aims to raise the standard.

[#1]Full Renovation Of Pre-War Co-Op In Manhattan | 1035 5th Avenue[#1]

Our recent renovation at 1035 5th Avenue found us in the middle of quintessential Manhattan. Overlooking Central Park, this beautiful Italian Renaissance Palazzo co-op is located on Fifth and 85th street, just down the street from The Met. When our client purchased this 4,000 square foot pre-war property, the space hadn’t been updated in more than 50 years. The vision for this renovation called for a complete design overhaul of the extensive space, while incorporating many of the prior architectural elements and elegant marble accents, while also creating an additional bathroom and powder room. While the results speak for themselves, the client’s glowing praise for our full-service approach went a long way. [#2]Upper East Side Co-Op Renovation | 55 East End Ave[#2]

We’re beaming about our recent co-op renovation on the Upper East Side. Located at Riverview South, a few blocks from Gracie Mansion, this two bedroom, two bathroom was a dated post-war home that hadn't been renovated for years. That’s when the client, a facial surgeon living with his dog, brought Gallery into the equation. Our full-service approach allowed us to hone in on his design objectives, execute the architectural plans accordingly and then work together to materialize the construction of his dream home. Manhattan townhouse renovation at 529 East 87th Street on the Upper East Side by Gallery KBNY

[#3]Manhattan Townhouse Renovation | 529 East 87th[#3]

Our clients occupied the first two floors of this Manhattan townhouse, converted to condos with coveted access to the outdoors via a patio. The overall space had been well-maintained, but was dated and didn't necessarily reflect the aesthetic of our clients. With renovations throughout the entire home and a focus on the kitchen, our goal was to brighten the home with character alongside modern elements. [#4]NYC Condo Renovation In Carnegie Hill | 8 East 83rd[#4]

This complete condo renovation in Manhattan placed us within a block of Central Park, delivering a total overhaul of an ideally-located 1800-square-foot space. We delivered a complete interior renovation of the condo, including two bathrooms, kitchen, floors, lighting, and custom millwork, offering a modern, highly-functional space for a young NYC family to make their forever home. [#5]Manhattan Condo Renovation | 170 E 87th[#5]

While we’re often working in dated pre-war buildings with plenty of surprises, this Upper East Side condo renovation took place in a relatively new building, The Gotham. A young family had recently purchased the condo and wanted to renovate the three bathrooms, kitchen, and flooring before moving in. Our goal was to take the strong bones of the developer-build and upgrade with more personalization and space for our clients’ growing home. View the full UES condo renovation before and after.

[#6]Manhattan Condo Renovation | 360 East 88th[#6]

Our clients purchased a condominium on the Upper East Side intent on a complete condo renovation before moving in. A post-war space, the bones had already been modernized but the overall vibe was outdated. The kitchen was not functional and the home lacked storage. On top of that, the original darker color palette failed to take advantage of the condo’s ample natural light. View the full Upper East Side renovation before and after.

[#faq]Frequently Asked Questions About Upper East Side Renovations[#faq]

How do historic-district and Landmarks rules affect a renovation on the Upper East Side?

Much of the Fifth Avenue corridor and Carnegie Hill falls within the Upper East Side Historic District, so exterior-facing work, window replacement in particular, can require Landmarks Preservation Commission review on top of building approval. Interior scope generally sits outside LPC jurisdiction, though many buildings fold facade and window standards into their own alteration agreements. Confirming a building’s landmark status at the outset lets the approval track run in parallel with design rather than after it.

What should I expect from a Fifth or Park Avenue co-op board when planning an alteration?

The most selective Upper East Side co-ops require a detailed alteration agreement, architect-stamped plans, proof of contractor licensing and insurance well above city minimums, and often an escrow or compliance deposit. Boards in these buildings frequently restrict heavy or noisy work to specific months and weekday hours, and some cap the overall project duration. A design-build team that already knows a given building’s package shortens the review cycle considerably.

Do pre-war Fifth Avenue co-ops and newer Yorkville condos call for different renovation approaches?

They do. Pre-war co-ops typically need mechanical and electrical upgrades behind the walls and must accommodate plaster and original detail, all under board governance and possible landmark review. Newer Yorkville condos usually start with sound infrastructure and developer-grade finishes, so the work concentrates on personalization and layout refinement under a lighter approval process. The building, far more than the square footage, sets both budget and timeline.

Can layouts be reconfigured in a pre-war Upper East Side apartment?

Often, within limits. Load-bearing walls and plumbing riser positions shape how far a plan can shift, and wet-over-dry restrictions add further constraints. Gas-line relocation in particular draws close board and utility scrutiny. A structural review with a load letter, supported by coordinated engineer and architect input, establishes what is achievable before the design commits to a direction.

How long does a full Upper East Side renovation take once approvals are included?

For a full gut in a pre-war co-op, plan on several months of design and board or landmark approval before construction begins, then the build itself, with the board’s permitted work hours influencing the pace. Newer condos with lighter approvals tend to move faster. Starting the design and submission process during the contract period, ahead of closing, is the most reliable way to compress the gap between purchase and move-in.

How Building Type Shapes The Work Across these six homes, the building set the path before a single finish was chosen. Here is how each type tends to read on the Upper East Side.
Building Type What Defines It Here Planning Consideration
Pre-War Co-Op Plaster construction, original detail, and aging mechanicals, frequently within a historic district Allow for system upgrades, board approvals, and possible Landmarks review
Post-War Co-Op Sound structure under board governance, with finishes that have aged Approvals stay board-led; infrastructure is usually adequate for refinement
New-Development Condo Strong bones and developer-grade finishes governed by condo rules Personalization upgrades proceed with lighter approval friction
Townhouse Residence Multi-level living, often with private outdoor access Plan for coordination across floors and any shared-building agreement
A pre-purchase walkthrough confirms which of these conditions apply to a specific address before an offer is made.
