Our recent renovation at 1035 5th Avenue found us in the middle of quintessential Manhattan. Overlooking Central Park, this beautiful Italian Renaissance Palazzo co-op is located on Fifth and 85th street, just down the street from The Met. When our client purchased this 4,000 square foot pre-war property, the space hadn’t been updated in more than 50 years. The vision for this renovation called for a complete design overhaul of the extensive space, while incorporating many of the prior architectural elements and elegant marble accents, while also creating an additional bathroom and powder room. We’re beaming about our recent co-op renovation on the Upper East Side. Located at Riverview South, a few blocks from Gracie Mansion, this two bedroom, two bathroom was a dated post-war home that hadn't been renovated for years. That’s when the client, a facial surgeon living with his dog, brought Gallery into the equation. Our full-service approach allowed us to hone in on his design objectives, execute the architectural plans accordingly and then work together to materialize the construction of his dream home. Our clients occupied the first two floors of this Manhattan townhouse, converted to condos with coveted access to the outdoors via a patio. The overall space had been well-maintained, but was dated and didn't necessarily reflect the aesthetic of our clients. With renovations throughout the entire home and a focus on the kitchen, our goal was to brighten the home with character alongside modern elements. This complete condo renovation in Manhattan placed us within a block of Central Park, delivering a total overhaul of an ideally-located 1800-square-foot space. We delivered a complete interior renovation of the condo, including two bathrooms, kitchen, floors, lighting, and custom millwork, offering a modern, highly-functional space for a young NYC family to make their forever home. While we’re often working in dated pre-war buildings with plenty of surprises, this Upper East Side condo renovation took place in a relatively new building, The Gotham. A young family had recently purchased the condo and wanted to renovate the three bathrooms, kitchen, and flooring before moving in. Our clients purchased a condominium on the Upper East Side intent on a complete condo renovation before moving in. A post-war space, the bones had already been modernized but the overall vibe was outdated. The kitchen was not functional and the home lacked storage. Much of the Fifth Avenue corridor and Carnegie Hill falls within the Upper East Side Historic District, so exterior-facing work, window replacement in particular, can require Landmarks Preservation Commission review on top of building approval. Interior scope generally sits outside LPC jurisdiction, though many buildings fold facade and window standards into their own alteration agreements. Confirming a building’s landmark status at the outset lets the approval track run in parallel with design rather than after it.
The most selective Upper East Side co-ops require a detailed alteration agreement, architect-stamped plans, proof of contractor licensing and insurance well above city minimums, and often an escrow or compliance deposit. Boards in these buildings frequently restrict heavy or noisy work to specific months and weekday hours, and some cap the overall project duration. A design-build team that already knows a given building’s package shortens the review cycle considerably.
They do. Pre-war co-ops typically need mechanical and electrical upgrades behind the walls and must accommodate plaster and original detail, all under board governance and possible landmark review. Newer Yorkville condos usually start with sound infrastructure and developer-grade finishes, so the work concentrates on personalization and layout refinement under a lighter approval process. The building, far more than the square footage, sets both budget and timeline.
Often, within limits. Load-bearing walls and plumbing riser positions shape how far a plan can shift, and wet-over-dry restrictions add further constraints. Gas-line relocation in particular draws close board and utility scrutiny. A structural review with a load letter, supported by coordinated engineer and architect input, establishes what is achievable before the design commits to a direction.
For a full gut in a pre-war co-op, plan on several months of design and board or landmark approval before construction begins, then the build itself, with the board’s permitted work hours influencing the pace. Newer condos with lighter approvals tend to move faster. Starting the design and submission process during the contract period, ahead of closing, is the most reliable way to compress the gap between purchase and move-in.
