91 Central Park West is one of the toughest buildings we've dealt with - and they're upfront about it. The building tells shareholders during the purchase interview to expect around 12 months for the approval process. On our first project here (5C), it took us 8 to 10 months to get approved for what should have been a relatively contained scope. We're now starting our second unit (5A), and the same expectations were reinforced during that owner's board interview. The reviewing architect takes their time, building management takes their time, and the architect comes to site often during construction, which isn't true of every building. That said, the building is willing to entertain a lot of scope: they allow electrical upgrades (we have one in progress at 5A), some wet-over-dry on a case-by-case basis, HVAC work, and masonry cutouts. The catch is execution, there's zero wiggle room on how the work is installed. You meet the most rigid level of detail, or you don't get through. Window replacement, when needed, is brick-to-brick. The building has two approved vendors: Skyline and Panorama. Both are fully capable; we used Skyline at 5C and went with Panorama at 5A based on the client preferring its product specs (sound rating in particular).
