Asbestos was used widely in pre-war construction for plaster mixes, pipe insulation wrap, floor tile mastic, vermiculite, and joint compound through the early 1980s. UES pre-war apartments built before 1980 likely contain it somewhere.

Why It Matters

Asbestos becomes hazardous only when disturbed, but renovation disturbs it. NYC requires a licensed asbestos test before any demolition and a licensed abatement contractor for any positive results. Abatement can add 1 to 3 weeks and significant cost depending on scope.

Pre-war buildings used cast-iron stacks for waste lines and lead pipe for domestic water supply, both standard until the 1940s. Both deteriorate from the inside over a century. Cast iron rusts and clogs; lead leaches and degrades.

Why It Matters

Riser stacks belong to the building, not the apartment, so replacement requires building consent and often coordination with neighbors above and below. Lead lines must be replaced under current code. Discovery of riser corrosion mid-renovation can change scope by tens of thousands of dollars.

Overlooking Central Park, this beautiful Italian Renaissance Palazzo co-op is located on Fifth and 85th street, just down the street from The Met. When our client purchased this 4,000 square foot pre-war property, the space hadn’t been updated in more than 50 years. The vision for this renovation called for a complete design overhaul of the extensive space, while incorporating many of the prior architectural elements and elegant marble accents, while also creating an additional bathroom and powder room.
