Architectural Services Upper West Side

The Upper West Side is synonymous with top tier residential architecture. Built on over a century of multicultural design influence, the timeless neighborhood’s visual charm comes from the diverse mix of boundless building types, offering everything from cloud-piercing modern skyscrapers on Riverside Drive to charming clusters of Art Deco pre-war co-ops in CPW that have been standing strong for a century-plus. Character is key on the Upper West Side, but not only on the exterior. A true Big Apple beauty is equally charming on the inside.

Avenue By Avenue, Era By Era
Upper West Side Building Stock & What It Asks Of Your Architect
Few neighborhoods pack this much architectural range into a few avenues. Each UWS corridor carries its own building era, board culture, and preservation status.
Corridor
Building Stock & Era
Architectural Focus
Central Park West
The Art Deco twin-tower co-ops of the late 1920s and 30s, including the San Remo, Eldorado, Majestic, and Century, within the Central Park West Historic District.
The city's most exacting board and reviewing-architect standards, with restoration of original detail expected to sit invisibly over full systems modernization.
West End Avenue & Riverside Drive
Stately pre-war co-op corridors from the 1910s and 20s, much of them within the Riverside-West End Historic District and its extensions.
Classic-apartment reconfigurations and full systems replacement, as in our gut renovation at 801 West End Avenue, where all original cloth wiring came out behind restored period interiors.
The Side-Street Brownstones
Late-1800s rowhouses on the cross streets between the avenues, many within the Upper West Side/Central Park West Historic District.
Multi-floor layouts, vertical circulation, and rear extensions, with LPC review governing facades, stoops, and street-visible window work.
Broadway & The Upper Blocks
Grand pre-war buildings converted from rentals to co-ops, home to the classic 6, 7, and 8 layouts, like the classic 8 we renovated at 255 West 108th near Straus Park.
Rebalancing formal room counts for modern living: staff rooms become offices and laundries while pre-war proportions and detail carry the design.
Riverside Boulevard & Lincoln Square
Post-1990s condo towers along the Hudson and around Lincoln Center, with modern systems, amenity programs, and active condo boards.
Customization architecture within alteration agreements, as in our luxury condo renovation at 220 Riverside Boulevard, where the work centered on elevating developer finishes to bespoke ones.
Gallery KBNY provides in-house architecture services across every UWS building type, from Central Park West co-ops to Riverside Boulevard condos.

What Should Be Expected From Design Build Architecture Services?

When hiring a full service design build general contractor on the Upper West Side with architecture services included, the assigned architect tasked with your home design has two overarching goals:

Accommodate Client Vision

The main goal of an architect in the design build model is to execute the renovation based on the expectations of the client, enhancing conceptually whenever possible. Your design goals are preserved and enhanced via expertise in creating homes that are as gorgeous as they are functional.

Design According To Plan

Because of the various building types and their checkered history, every home renovation in New York City comes with unique obstacles. Whether renovating a pre-war apartment, condo, loft, or townhome, our architects design plans that work around these issues, crafting custom solutions that ensure a successful build.

Furthermore, since our full-service approach also includes full interior design and construction site management on every one of our renovation projects, the synergy on your project starts early. Not only do the architects drive the design process in tandem with your interior designer, they stick with the project until completion, working with the construction team to ensure the final project matches their blueprints unequivocally.

Character Stays, Infrastructure Goes
The UWS Pre-War Playbook: What We Restore, What We Replace
A century-old Upper West Side apartment holds two categories of original material: the detail worth every restoration dollar, and the infrastructure that has served its full life. Knowing which is which is the architecture.
Restore & Preserve
Plaster Walls & Crown Moldings
Original plasterwork carries the proportions modern drywall cannot reproduce. Skilled repair and skim-coating keep it, even where walls open for new systems.
Hardwood Floors & Inlay Borders
Century-old oak and herringbone refinish beautifully, with new acoustic underlayment added below wherever the alteration agreement requires it.
Doors, Casings & Hardware
Solid-wood paneled doors and original brass reward stripping and refinishing, holding the apartment's period voice at every threshold.
Fireplaces & Formal Proportions
Mantels are restored and room proportions honored, so the renovated apartment reads as the best version of itself rather than a new build inside old walls.
Replace & Modernize
Cloth Wiring & Electrical Service
Original cloth-insulated wiring comes out in full, as it did in our gut renovation at 801 West End Avenue, with panel capacity upgraded for modern loads.
Branch Plumbing & Fixtures
Galvanized branch lines and aging valves are replaced back to the risers, with enhanced waterproofing installed under every renovated wet area.
Kitchens & Baths To The Studs
Wet rooms are rebuilt entirely, designed in the pre-war vocabulary but engineered to current standards, with staff spaces often absorbed into the plan.
Climate Systems
Buildings drawn for steam radiators gain concealed cooling and ventilation, routed through closets and soffits so ceiling height and moldings survive untouched.
Every Gallery KBNY pre-war renovation begins with asbestos, electrical, and plumbing testing, so the restore-versus-replace line is drawn from evidence before demolition begins.

How Do Design Build Architecture Services Differ From Hiring An Independent Architect?

You’re likely wondering - what is the difference between hiring a design build general contractor in NYC like Gallery, who has built-in architecture services, versus a more traditional independent architect? Let us help make the distinction.

Loft Renovation New York City

More Design & Cost Control For Clients

Hiring an independent architect may result in less work for the client, but this route can also become a burdensome partnership. Since independent architects often act with their own interests in mind, clients get very little input in the design process and wind up paying exorbitant material costs for interior design that may not even suit their style. In the design build model, architects are designing based strictly on your vision and budget parameters.

Proactive Price Expectations

Plus, since independent architects outsource the construction, you’re often not seeing the full scoop of costs until after designs are completed - which could take up to six months in some circumstances. In Gallery’s design build model, we can identify total costs within 95% accuracy upon first walk-through.

An All-Inclusive Renovation Solution For Defined Projects

Essentially, a design-build firm performs all the functions of an independent architect, along with all additional aspects of an interior designer, contractor, and construction manager.

Because of this all-encompassing approach, our focus tends to be on projects where the scope is more defined from the outset. For renovations that require extensive scope development and multiple iterations, a dedicated independent architect may often offer more flexibility and alignment with your needs. We aim to only take on projects that fit our service model and bandwidth to ensure each client receives the best experience.

How Does A Home Renovation Architect Work In A Design-Build Firm?

Below are the overarching steps an architect leads in the design-build process:

Apartment Renovation New York City
Loft Renovation New York City

Establish Goals

After an initial consultation is scheduled, the firm’s in-house architect gets an understanding of what the client is looking for and makes recommendations in effort to achieve the optimal layout and design.

Architectural Drawing/Blueprint & DOB Filings

Most full apartment renovations require architectural plans to be approved by the building reviewing architect along with the NYC Dept of Buildings. As part of the architectural services required within a NYC apartment renovation, we take on the responsibility of handling all red tape involved in a renovation. This includes filing all relevant architectural plans with the Department Of Buildings, reviewing and satisfying a condo board’s alteration agreement, and procurement of all necessary permits. We also handle all home inspections, plus LPC approvals and requirements.

Design Renders

After materials have been sourced, the architect creates life-like digital renderings of what the completed space will look like. This includes every aspect of the design, down to the cabinet color and hardware. These high-end renderings provide a visual accompaniment to the blueprint that guides construction. The kitchen render to the right is from our Upper West Side Luxury Condo Renovation at Riverside Boulevard. See the completed kitchen directly below.

The UWS Speaks In Room Counts
Anatomy Of The Classic 6, Classic 7 & Classic 8
The pre-war "classic" layouts that define Upper West Side co-op living were drawn for a household with live-in staff. The renovation question is how each floor plan serves a household without one.
Classic 6
The Six Rooms
Living room, formal dining room, windowed kitchen, two bedrooms, and a staff room off the kitchen, typically with two full baths plus a small staff bath.
The Renovation Question
What the staff room becomes: a home office, a laundry room, or additional kitchen and pantry space folded into an enlarged, opened-up cooking area.
Classic 7
The Seven Rooms
The classic 6 arrangement plus a third bedroom, giving the layout a true family scale while keeping the formal dining room and staff quarters intact.
The Renovation Question
Whether the formal dining room stays formal or opens toward the kitchen, and how the bedroom wing gains en-suite baths within the existing riser locations.
Classic 8
The Eight Rooms
Living room, formal dining room, windowed kitchen, three bedrooms, and two staff rooms, sometimes drawn as a staff room plus a library, with three or more baths.
The Renovation Question
How to distribute the surplus rooms. In our classic 8 renovation at 255 West 108th, the answer included a dedicated home office and reworked closets, with kitchen, baths, and flooring fully overhauled around the preserved pre-war character.
Room-count definitions vary slightly by building and listing convention. Gallery KBNY's architects reconfigure classic layouts within each co-op's alteration agreement, keeping wet rooms over wet rooms and pre-war detail intact.

The Benefits Of Working With A Full-Service Design-Build General Contractor For Architecture Services

More Streamlined Than Traditional General Contractors

For some, searching ‘Upper West Side general contractor’ may be the first route that comes to mind when renovating in NYC. However, this age-old path to your dream home is not always the straightest. Hiring a traditional design-bid-build general contractor usually requires additional design and/or architectural support you must source and manage yourself, plus complicated permit and approval work most homeowners are unfamiliar with. For more information, read What Type Of Contractor Do You Need For An Apartment Renovation In NYC?

Minimized Risk

During a design-bid-build renovation, the contracted architect should transition the renovation seamlessly to the build contractor and oversee their work to completion in order to ensure design plans are 100% met. Yet, this type of smooth transition is rare. Instead, architects often hand-off the plan and leave implementation of their design solely in the hands of contractors - resulting in lack of communication between parties and more room for error.

At Gallery, our in-house architects monitor the entire project, communicating as needed with our builders to be certain all specifications are met and no issues arise due to miscommunication.

Increased Quality

Upper West Side renovations require extreme attention to detail. When all parties involved are working in tandem and not in siloes, everyone is on the same page and optimal results are in order.

Examples Of Our Full-Service Renovations In New York City

While there are many UWS projects in our NYC renovation portfolio we’re proud to share, below are some that required the most architectural attention.

Brooklyn Design-Build Renovation

Manhattan Classic 8 Pre-War Apartment Renovation | 255 West 108th

For this Upper West Side pre-war apartment renovation near Straus Park, we reinvigorated the entire classic 8 space, including a complete overhaul of the kitchen, bathrooms, closets, and home office, then added new flooring and painted throughout. We successfully maintained and enhanced the pre-war charm with restoration and refinishing work throughout the apartment. View the full Upper West Side pre-war apartment renovation before and after.

Brooklyn Design-Build Renovation

Upper West Side Pre-War Co-Op Renovation | 801 West End Ave

When we took on this co-op renovation on the Upper West Side, the dated pre-war space needed some love. The family recently purchased the Manhattan home near Broadway with the intention of reinvigorating the spacious property without losing the historic character. We updated the entire space with a classically-inspired interior, updated floors, custom millwork, a gut renovation of the kitchen and both baths, plus we replaced all the old cloth wiring.
