This striking renovation in Lincoln Square was designed for a young family residing in a 20-year-old condo at The Coronado. Their focus was on modernizing the space to accommodate their growing family, which required a reconfiguration of key areas like the kitchen and bathrooms, while maintaining functional and aesthetic cohesion. The overall design of the condo took on a mid-century modern style, incorporating clean lines and functional features that ultimately helped turn this post-war fixer-upper into a family-friendly forever home.
The apartment’s original galley kitchen was opened up to create a more spacious, open floor-plan living area. This change contributed to a more modern and fluid layout, which complemented the rest of the apartment’s updated aesthetic and kid-friendly framework. The focal point waterfall island is solidified by white ash french vanilla cabinets from Miralis and Valentino white marble, also featured on the backsplash. The smokey sky pendant lights from Room & Board add height to the design, especially when complimented by the staggered glass chandelier from West Elm in the dining room.
Three bathrooms were renovated with a consistent color scheme and unique tile patterns in each space to ensure respective style. For instance, the children’s bathroom included shimmering Calacatta gold honed marble tiles to add a playful element, while the master bathroom featured more bold matisse-mosaic floor tiles, complimented by the 6" x 12" x 3/8" Bianco Carrara marble tiling on the wall. This overarching design strategy helped maintain a balance between uniformity and individuality across the spaces.
The client wanted to reconfigure the master bathroom to include a separate wet closet (a dedicated room for the toilet) and a double vanity. To achieve this, the team had to relocate the building’s hot and cold water risers, which presented a significant challenge. This was a key aspect of the condo renovation, as it was necessary to ensure the bathroom’s new layout was both functional and aligned with the client’s vision.
Beyond the challenge of relocating the building’s water risers to accommodate the master bathroom reconfiguration, the other difficulty we faced upon renovating was asbestos. Despite the building having post-war status, pesky asbestos still managed to form, requiring full asbestos abatement before renovation. We handled the whole process on the client’s behalf. When extremely last-minute change orders are requested by the client, they can sometimes come as a surprise. However, in this case, the surprise was a pleasant one. During the final stretch we were made aware the clients were about to have their second child. To accommodate, we adjusted the wallpaper in one of the bedrooms to be more aligned with their need for a nursery. Perfect timing.
